All Seasons Marina Invests in a Major Transformation to Become a Premier Boating Destination

Winter typically finds boats wrapped in plastic and tucked away at All Seasons Marina in Marmora, NJ, waiting out the harsh offshore weather. But even during the off season, the marina is a hive of activity and progress—thanks to an ambitious, multimillion-dollar modernization underway.

General Manager Scott Seisler—formerly of Manhattan’s Chelsea Piers—describes the goal simply: to make All Seasons one of the best marinas on the Jersey Shore. With new infrastructure being built, that vision is rapidly turning into reality 

Major Upgrades Underway

Heavy machinery is bustling across the property installing a series of new seawalls designed to reinforce and protect the marina from the elements. Meanwhile, state-of-the-art floating docks are being added throughout the marina to replace aging structures and enhance safety for moored vessels.

In addition, modernizing efforts include a completely revamped fuel facility and boat launch area, optimized for efficiency and reliability. Upgraded fuel tanks now support these improvements, helping ensure dependable service for both seasonal and transient boaters.

A Home Port Evolving with the Shore

Located at 551 Roosevelt Boulevard—just north of the 34th Street Bridge into Ocean City—All Seasons Marina has long served as a trusted harbor for local and visiting boaters alike. With fresh infrastructure and enhanced access to the Intracoastal Waterway, the marina is poised to reinforce its position as a craft storage and boating hub for South Jersey.

Boaters are already taking notice. One nine-year slip holder, local angler Aaron Kunze, remarked that the marina has improved “leaps and bounds” and is becoming a major asset to Ocean City’s boating scene. Likewise, a winter storage customer, Bob Michener from Ivyland, observed, “I can see a big difference. It’s looking good.”

Internally, Seisler has praised the staff for their dedication during this transition. Assistant General Manager Rachel Curtin, Office & Dock Administrator Jennifer Ludwig, and Yard Manager Chris “Critter” Tozer have all been integral to maintaining strong customer service—even as construction progresses.

Building Community Alongside Infrastructure

The improvements don’t stop at bricks and mortar. All Seasons Marina is also deepening its connections with the surrounding boating community. Most recently, the marina supported the Ocean City High School crew team—sponsoring race-day lunch and working on plans to donate a storage trailer to the team stationed under the 34th Street Bridge.This spirit of local partnership—coupled with upgraded infrastructure and service—underscores the marina’s commitment to creating a vibrant, inclusive boating community on the Jersey Shore.
